Wooldridge Hall Building Assessment – The University of Texas at Austin
Constructed in 1886, Wooldridge Hall is a historic building that served as a public elementary school in Austin for 80 years. Located in the West Campus area of The University of Texas, the school saw attendance levels steadily drop as private residents moved out of the area and University activities increased. The University of Texas at Austin acquired the building in 1952, and the building is now home to UT’s International Office.Encotech evaluated Wooldridge Hall and provided a preliminary opinion of probable cost (OPC) for the repair and renovation of this building. The cost estimate included selective demolition of interior and exterior elements, improvements to sewage and storm drain infrastructure, paving repair and improvements, ADA compliance, asbestos abatement, new fencing, landscaping improvements, repairs to the exterior stucco and roof, mechanical and electrical upgrades, and repair/replacement of selected doors, windows, and interior finishes.
Project Challenges
- Investigating damage to existing crawlspace & basement
- Assigning a value to large amount of exterior finish repair
- Assigning cost for restoring historic doors & wall finishes
