Encotech was responsible for the Structural, Mechanical, and Electrical design of the shell building for this highly visible retail center located along Capital of Texas Highway in Austin.
Extensive coordination with the architect was necessary to achieve the owner’s goal of creating one of the most aesthetically pleasing retail centers in Austin. The site was challenging due to sudden grade changes, and the buildings were designed to be stair-stepped throughout the site.
Most of the buildings along the eastern edge of the site were designed to be accessible from both the front and rear sides. This configuration required a concrete retaining wall system incorporated into the building design. The second floor steel bar joists were designed to bear on the concrete retaining walls, which are 14 feet in height and were designed with careful attention to the waterproofing system.
